  1. Garage door does not open, and my outlets do not work in the garage
    1. There is a GFI plug-in outlet on the wall in the garage. You should see an orange light lit. Push the reset button.
  2. Kitchen outlets don’t work
    1. Go to your breaker panel in the garage and cycle your breaker on and off.
    2. Some units have a GFI plug-in outlet on the wall in the kitchen. You should see an orange light lit. Push the reset button.
  3. Dryer is working and my clothes are warm, but they are not drying
    1. Your dryer vent going to the outside is clogged. Look at your screen in the dryer. If that is clean, look at the outlet of your dryer vent. If you are in an outside unit the vent will be in your backyard. If you are in an inside unit, the vent will be on the garage roof.
  4. Garbage disposal is not working
    1. Unplug your disposal. Make sure there is nothing inside it jamming the blades. Plug it back in. There is a button on the bottom of the disposal. Push it.
  5. Bathroom outlets don’t work.
    1. There is a GFI plug-in outlet on the wall in the half bath downstairs. You should see an orange light lit. Push the reset button.
  6. Air Conditioner system is not working
    1. Go to your attic and look if the pan below the unit is full of water, if so, call your property manager asap to get it drained.
    2. Go to the garage and check the breaker panel to see if the breaker is tripped
  7. Outside outlets are not working
    1. There is a GFI plug-in outlet on the wall in the front yard. You should see an orange light lit. Push the reset button.

PLUMBING

  1. Washer is not working. Water is not coming out.
    1. Make sure the valves at the wall are open
  2. Ceiling leak on the first floor.
    1. Your shower drain needs a new seal. Stop using the shower and contact the property manager to replace it.
  3. Kitchen sink is not draining properly.
    1. Go under your sink and check your pee-trap (the U-bend pipe) to see if it is clogged. If not call your property manager.
  4. Toilet is flushing very slowly.
    1. Most of the time this is a cause due to flushing improper stuff down the drain.
  5. Ceiling leak in the hallway
    1. This is caused by the HVAC unit in the attic. The drain line is clogged at the overflow pan is leaking. Call your property manager.
  6. Shower has a slow leak
    1. You need to get your cartridge replaced
  7. Water is shut off
    1. There might be maintenance down the street. Look outside to see if you see some utility vehicles.
    2. Did you pay your water bill? Contact your water company to get it turned back on.
